Plot due-diligence guide

How to Check DTCP Approval Online in Tamil Nadu

Before you pay a token advance for a plot, verify the approval record and match it to the land actually being sold. This 2026 guide explains the document trail and the online checks to make.

Short answer: start with the layout approval number or reference, then compare the official record and approved sketch with the plot's survey number, village, dimensions and plot number. A search result or a seller's PDF is useful evidence—not a substitute for a document and site review.

Important: approval status, ownership/title, patta, encumbrance, road access and a future building permit are separate questions. This article is an educational checklist, not legal advice or a title certificate.

1. Get these details before you search

Ask the seller or promoter for the approval number, layout number, approved layout sketch, survey number/sub-division, village, taluk, district, plot number, extent and dimensions. Photograph the site board if one exists, but do not rely on a board alone. A correct online search is difficult if the reference belongs to a different phase, village or survey subdivision.

Approval record

Reference number, authority name, date and approved layout sketch.

Land identity

Survey/sub-division, village, taluk, district and exact plot number.

Physical match

Four boundaries, dimensions, approach road and stated extent.

Future buildability

Ask which authority and permission route applies to your proposed house.

2. Check the official online record

Tamil Nadu's planning-permission system covers layout, planning and building-permission workflows across authorities including DTCP, CMDA, GCC and local bodies. Use the official portal or the relevant authority's published search facility rather than a broker's screenshot. Where a public search requires an approval reference or local-body selection, enter the details exactly as supplied and retain a dated copy of the result.

For plots handled through an urban local body, the Tamil Nadu layout-approval search provides fields such as local body, approval number, applicant and status. The state single-window workflow also records application status and can issue clarification requests, so an incomplete or pending status should not be treated as final approval.

3. Match every result to the plot—not just the project name

Names can be reused across projects. Compare the approval information against the registered documents and the site. The crucial comparison is not “does a layout with a similar name exist?” It is whether this plot sits within the approved layout and has the same survey details, plot number, extent and dimensions.

4. Red flags that deserve a pause

Pause the transaction and get independent advice if the seller cannot provide an approval reference, the record is for another survey number, the sketch has no clear plot match, the physical dimensions differ materially, or the answer is simply “approval is under process.” Also be cautious when an approval claim is used to avoid showing title-chain documents or a current encumbrance certificate.

Planning to build after you buy?

Once you have a plot shortlisted, Silux can review the proposed built-up area, preliminary setbacks and the likely approval path before you commission a full design.

5. Layout approval is not the final construction permission

A layout approval concerns the plotted layout. Before building, confirm the competent authority, building rules, required drawings, structural design and applicable planning/building permission for your individual project. Do not begin work based only on a layout brochure or a verbal assurance. For a fuller build-stage overview, read our CMDA and DTCP building approval guide.

Quick pre-token checklist

  1. Collect the approval reference and approved sketch.
  2. Search the relevant official record.
  3. Match survey details, plot number, extent and dimensions.
  4. Verify title, patta and encumbrance separately with appropriate professionals.
  5. Visit the site and verify boundaries and road access.
  6. Confirm your house can follow the required approval route before finalising the purchase.

Frequently asked questions

Can I rely only on a DTCP-approved label in an advertisement?

No. Obtain the approval reference and match it with the precise plot and supporting documents.

Does layout approval guarantee that my house plan will be approved?

No. A house proposal can have separate planning, building-rule and local-body requirements.

What if the online result does not match the seller's documents?

Do not assume it is a minor error. Ask for a written explanation and seek independent verification before committing funds.
